Florida at a glance

Florida is a small suburb located in South Africa’s flourishing Gauteng Province, located around 16 kilometres away from Central Johannesburg.

The area’s defining feature is the beautiful Florida Lake, which is widely considered to be Roodepoort’s finest freshwater fishing site. The waters also provide fishermen with a wonderful place to spend the weekend. Florida lake also boasts a mesmerising bird sanctuary, a public swimming pool, a putt-putt course as well as an adventure park for children. 

Whether you are considering purchasing your dream home or you simply want to invest in real estate, the suburb offers quality property and value for money, attracting many young families and enthusiastic property investors.

Property

The main types of housing in Florida are free-standing residential and flats. The flats are mainly located below the railway line and the houses over them. The area has no issues with informal housing, squatters or overcrowded property. There is a relatively high level of homeownership in Florida, with residents not aware of any particular change in these levels.

Property in Florida is affordable and provides good quality for money. The area is multicultural and known to be a safe place to live. There is not a high residential turnover rate in Florida, but the residents that move out tend to be those that are upwardly mobile and move to Johannesburg’s wealthier northern suburbs.

Demographic information

Of the region’s mature population of 225 000, 65% are economically active and about 24% are of school-going age. The majority of the adult population is in the middle to the high-income bracket, with many young, working individuals and small families. Around 32% of the population has a post-matric qualification.

However, the community profile will change once Cosmo City and Zandspruit are fully developed. It is expected that these changes will not be extreme but will indicate a normalised community, representative of a greater spectrum of socio-economic groups.

Retail

Flora Centre is located in Florida Hills and is Florida’s largest and most popular shopping centre.

Sports

The local sports field at Trezona Park is the home to Florida Albion Football Club and also hosts facilities for hockey, cricket, tennis and squash.

Education

The area’s educational needs are served by Florida Primary School, Florida Park High School, Afrikaans language Florida Hoërskool and Florida Laerskool as well as Victory House Private School and Royal King’s School. It is also served by Saint Catherine’s Convent: a private all-girls Catholic School. It is home to a number of pre-schools; most notably, Barbara’s Pre-Play School, which was established in 1984.
